LandLord Details

Hylton Estates and Consultancy Services offer a range of services to landlords.

 

  Letting Only Service

This service is designed to provide the Landlord with suitable tenant, set up the tenancy and administer its conclusion or renewal.

It includes visiting the property to provide a realistic valuation based on a market analysis, giving general advice on marketing and presentation of the property.

Hylton Estates use websites, local newspapers, mail shots, property lists, “To Let” boards (where appropriate) and Community Radio Stations as effective means of advertising.

  Viewings

We also arrange to show the property either by prior appointment with the Landlord or accompanied by a member of staff.

  Communication

We give feedback from viewings, keep in regular contact during marketing, advising of any changes in market conditions, and generally be available to answer questions or queries.

  Offers

We will put forward all offers received, liaise and negotiate terms between landlord and prospective tenants and confirm terms of acceptable offers to landlord in writing.

  Confirmation of Tenants Suitability

We do this with the aid of Independent Referencing Agency who assess credit worthiness based on information supplied by previous landlords, public records, employers references ,credit searches and their own database check. A Gas Safety Certificate is required prior to letting the property and we will ensure that one is available.

  Inventory

To protect the property we recommend that an inventory is prepared independently of the Landlord and Tenant. We can arrange this on behalf of the Landlord if instructed to do so.

  Concluding The Tenancy

About two months from the end of the tenancy we will write all parties with view to renegotiating terms of and extending the tenancy. If the tenancy is to end we will advise utilities and the Council, arrange for a check out of inventory (if appropriate) and return the deposit held by us, subject to the provisions of the tenancy agreement.

  Letting And Management Service

This service seeks to remove all the day to day property management problems from the Landlord. Once all the above letting services have been completed, we are able to provide the following Management services.

  Rent Collection

Tenants agree to pay by Standing Order, this ensures rent is paid promptly. In turn we pay landlord by direct credit transfer, which minimises delay. Due to the Banking system monies paid by cheque or standing order can take up to 10 working days to clear.

  Inspections

Inspections will be undertaken periodically and written reports will be forwarded to the Landlord.

  Maintenance

We will deal with the day to day repairs of up to a maximum of £100. 00 for any item. Except in the case of an emergency, we will contact the Landlord if repair or replacement is likely to cost in excess of this figure.

  Payment Outgoings


We will where instructed, pay the Landlord insurance, Ground rent, Service charges and other such items. We will not, however, be held responsible in event of disput arising from such payments.
